Turkey's property market - is it a good investment?In recent years, the growth of cheap air travel has raised the profile of countless countries that were previously out of reach. Aviation is feeding the growing desire to experience untapped and unspoilt markets in ever-more exotic locations. However, one of the most popular markets for both tourists and overseas property investors is relatively close, a factor that has added to its widespread appeal. Located in the south-east of Europe, Turkey has everything the British tourist would want. Sandy beaches, good weather, culture, easy access, a modern infrastructure .the list goes on. Comparisons have been made with many other markets at the time they first became popular, as the country displays many similar traits to countries such as Spain. But as a relatively new entrant into the European Union, it could be argued that it more closely resembles Spain in the 1970s. In other words, the property market has not yet experienced a sudden boom, which is guaranteed to happen in the near future. Turkey has become highly sought-after among investors for this reason, as they have cast a keen eye on an increasingly popular tourist destination. Independent analyst Amberlamb commented: "As Turkish resorts begin to feel more southern European in their flavour so their attraction intensifies with European visitors. "Tourism numbers in Turkey have increased substantially in the past five years as a direct result." However, the market offers much more than rental income from visitors to the country, as buyers are able to snap up properties for relatively cheap prices. But with growing demand for property in Turkey, the market is set to expand and grow, giving people the chance to pocket high returns on their investment. A range of factors could potentially trigger this property boom, such as government investment in the country's infrastructure and improved access from other parts of Europe. This is where the importance of transport comes in, as a Turkish property can only be a good investment if people are able to get to the immediate area quickly and easily. New and affordable flights are being rolled out by different carriers all the time, leading some experts and media outlets to suggest that investors keep an eye on where services are going. If a carrier is travelling to a certain destination, that place must be in demand or it would make little business sense to launch a new service. This has, in turn, led to the logical conclusion among some overseas property investors that they could potentially do well in that marketplace as well. Media coverage has undoubtedly played its part in influencing people and driving interest in the Turkish market. The Telegraph recently commented on the construction of a new airport close to Alanya, which it said would be "good news" for British buyers, as they had become more and more interested in the region. Turkey's government and tourist board have embraced the recent changes and are now actively seeking to promote the country as both a prime holiday destination and investment spot. New leisure facilities are being created, infrastructure is being enhanced and developed, while new properties are under construction. All of these are acting as a barometer of Turkey's economic success and indicate a good climate for overseas property investors in the country's property market. |
